Seth O’Byrne is an experienced real estate agent with Pacific Sotheby’s International Realty in San Diego. With his team approaching a staggering $1 billion in transactions, it is safe to say that he knows the best ways to sell San Diego real estate. Seth first became aware of Concierge Auctions in 2014 when we sold our first Rancho Santa Fe property. Since then, our paths seem to keep crossing. He represented the winning bidder for our sale of 14855 Sunset Ridge Court and was our listing agent partner for the sale of 16827 Via De La Valle.
Seth is currently the listing agent for Hacienda de las Palmas, a six-acre estate in the Covenant of Rancho Santa Fe. “When I was referred to the seller, he was looking to do something new and different,” Seth notes.
Seth and the seller chose to partner with us yet again. Hacienda de las Palmas will sell to the highest bidder on September 29th via our Instant Gavel app, marking our third transaction with Seth.
THE CASE FOR AUCTION
“I’ve been one of the most outspoken and loudest voices for Concierge being part of our San Diego landscape,” Seth admits. “I’m known locally as someone who believes in auctions for the right properties.”
Why is Hacienda de las Palmas the right property for an auction?
“It is a very unique property and an iconic piece of real estate, which I think is going to call upon an affluent international buyer pool,” Seth explains. “Bringing in local buyers is great, but when you have a property of this stature, you have to also include the international market. I think that is an important part of the process, and Concierge always delivers 110%.”
A MARKETING TOOL FOR AGENTS
Seth has an analogy for why agents should use Concierge Auctions.
“I don’t think any agent would hesitate to say that videography is a phenomenal tool,” Seth points out. “Concierge is another marketing tool in your toolbox that creates higher sales prices — just like videography, a Matterport 3D Showcase, or photography.”
“When agents approach me and ask about the relationship between Concierge and agents, I explain that both buyers and sellers are represented,” says Seth. “It’s a normal transaction. The core difference is Concierge is a supplement to the process, rather than trying to replace what is happening. Everything is the exact same, plus the benefit of what Concierge brings to the table.”
EXPERIENCE IN RANCHO SANTA FE
We got our start in Rancho Santa Fe in 2014, when we were enlisted to sell El Milagro. “Our mission was clear,” says President Laura Brady. “We intended to position Rancho Santa Fe alongside the best communities, and El Milagro among the best residential estates in the world.” After just five weeks, we identified 10 bidders who competed for the home. When the property sold for $14.3 million, it was the highest recorded price in Rancho Santa Fe since 2008.
Since then, we have sold six other properties in Rancho Santa Fe, including Casa del Sol. The home had been sitting on the market for 2,837 days, but no one was buying. In just six weeks, our team generated 193 open house visitors and 81 showings. On the final day, eight bidders competed, and we sold the home for $12.32 million.
On September 29th, Hacienda de las Palmas will mark our seventh sale in Rancho Santa Fe.
“Rancho Santa Fe is America’s best kept secret,” Seth explains. “There is an amazing amount of privacy. It has one of the most exclusive country clubs and golf clubs in the entire world; and there are several in the same area. Also, you’d be remiss to not mention the prominent equestrian community. Rancho Santa Fe is literally seven miles from downtown San Diego. It’s remarkable to be that close to the city and ocean, yet still private.”
ABOUT THE PROPERTY
Hacienda de las Palmas offers nearly six private acres of Southern California luxury. The Monterey Spanish-style main residence overlooks a mosaic glass-tiled pool. The home’s horseshoe-shaped footprint effortlessly brings the outdoors in with extended wrap-around verandas and a large central courtyard. Six en-suite bedrooms and multiple living and dining areas offer warm and inviting spaces for conversation and entertaining year-round.
A PIECE OF ART
Seth has some choice words about what’s in store for the winning bidder. “The winning bidder is going to find themselves owning a truly iconic and really important piece of Rancho Santa Fe history and hillside. Owning a property like this is not just having a place to hang your hat. Owning a property like this is the equivalent of owning a Picasso or Monet. This is legitimately an absolute piece of art; a masterpiece.”
Hacienda de las Palmas will sell to the highest bidder in cooperation with Seth O’Byrne of Pacific Sotheby’s International Realty via our Instant Gavel app on September 29th, marking our third transaction with Seth and our seventh sale in Rancho Santa Fe.
