Just as every luxury home is unique and special, so too every owner’s situation is different. Luxury home owners move, marry (or divorce), retire, or they may decide to relocate for personal reasons.

Luxury home sellers have unique needs and goals when selling their property. I know because I’ve helped many of them successfully realize their goals during my decades as a Realtor specializing in luxury properties along the Kohala Coast on Hawaii’s Big Island.

I can’t speak for all Realtors, but here are some of the reasons why my client and I decided to work with Concierge Auctions for the March 18, 2013 sale of a luxury Hualalai property named Hale Ku Mana.

Proven Track Record

Concierge Auctions is the only auction company that has a proven track record in Hawaii. As a Realtor, that’s important to my client and I. Over the years, I’ve watched other auction companies come to Hawaii and fail, but Concierge Auctions has been successful.

Concierge Auctions’ process also means you’ll deal only with qualified buyers. Potential buyers are required to place a substantial deposit in order to partake in the bid and their funds are verified, so you know the participants are qualified. Therefore, you’re not wasting your time with unqualified curiosity seekers.

Confirmed Time Frame

Another reason I appreciate working with Concierge Auctions is the defined time frame. They are committed to a 60-day time limit from the initial marketing launch to the closing. A shortened timeline has many benefits; chief among them is the sense of urgency it creates among buyers, compelling them to act.

This condensed time frame also means that the buyers need to do their due diligence before the auction date. Having everything done ahead of time, such as inspections, appraisals, etc. guarantees the sale for the buyer and the seller. Thus, when the bidder wins the auction the sale is final. There is no potential for escrow to fall through or a lender to drag out the process.

Guest Blogger Beverly Molfino is a Realtor specializing in selling land and homes on the Hamakua Coast and luxury real estate in the Kohala Coast resorts. In particular, she helps folks who are looking to relocate or retire to Hawaii, as well as investors seeking residential, commercial, or land properties. If you want to learn more about living on the Big Island, you can reach Beverly Molfino by phone at (808) 963-6880 or via email at Beverly@beverlymolfino.com.
