Telluride Real Estate: 10 Reasons to Buy a Luxury Home in Telluride

Jul 08, 2012

I have been in the real estate business for thirty years and worked in the Telluride area for twenty years having transacted over $170 million in sales. As a real estate broker I have sold Telluride real estate to a wide range of clients from $54,000 for a fractional in Mountain Village to $20 million for a ranch in the area. There are of course the local people that have lived here their entire lives, but there are also retirees, business people looking for second homes, and foreign investors that want the perfect vacation retreat.

The area has appeal for all different types, and many of the activities are important to all kinds buyers. The Pa Gomo luxury house presented by Concierge Auctions got me thinking about why people buy Telluride real estate. It turns out that many of the things local residents love are the same things that second home buyers are looking for.

Here are ten reasons to buy Telluride real estate:1. The Outdoors: The Pa Gomo property is located within the Gray Head Wilderness Preserve, one of a number of protected areas in the region. View rare wildlife and see amazing mountain vistas within Gray Head and other protected natural wildlife places around the area.2. The Views: If you are lucky enough to have a view come with your Telluride real estate property, then they can be some of the best in the world. The Pa Gomo house (pictured here) shows just how amazing a Telluride view can be.3. Snow Skiing: Every mountain town in Colorado claims to have world-class snow skiing. While some other towns may be more famous (Vail, Aspen), Telluride was recently ranked as a Top 5 Ski Resort in the US. Thankfully, the list ranked towns based on snow and mountain conditions, not just on popularity and expensiveness.4. Trail Sports: When the snow melts and winter comes around, hiking and mountain biking become the top mountain activities. There is even a 12-hour mountain bike race hosted in Telluride known as the Fall Tilt.5. Fishing: There are several world-class fly-fishing areas in the region. Several miles of the river have clear, cold, nutrient rich waters that flow reliably, perfect conditions for big trout.6. River Rafting: There are some great white water shoots on the San Miguel River several miles down river. Take a raft with guide for a morning session, and be done in time for brunch.7. Telluride Film Festival: One of two major film festivals in the area, the Telluride Film Festival was started in 1974 and has shown the premier of some big hits, most recently The Descendants, and Slumdog Millionaire premiered here among many other Oscar winning films.8. Music: Colorado is somewhat famous for Bluegrass music in recent times, and Telluride Bluegrass Festival is hosted here annually. Johnny Cash, Robert Plant, and the Dixie Chicks have all performed at the event.9. Ghost Towns: Telluride was a mining town from its inception, up until around the 1960s when it turned into a ski town. The canyon is dotted with the ruins of old mining operations, which can be a fun day trip.10. Mountain Village: Bored of life in Telluride (if that is even possible)? Head up to Mountain Village. The sister city of Telluride, Mountain Village is even closer to the ski slopes and has an ice skating rink in the town center.

And that is not to mention any of the fine dining options, historic architecture, art galleries, and boutiques!Since Pa Gomo is selling without reserve to the highest bidder, it is a chance to get a great price on a luxury vacation home in Telluride. The property is a model for ten reasons to buy Telluride real estate. I will be passing the auction information on to my high-end house hunters.
