Market knowledge: How many luxury real estate transactions has your agent been involved in over the last couple years? Make sure your agent understands the local market dynamics like recent sales in the price range of your house and absorption rates.
Networking: How impactful is their network? The top agents should know all the other luxury agents in your market. Furthermore, they should have buyers in mind to which they can present your luxury home.
Advertisement: Does your agent plan to simply put a sign in front of the house and then be done with advertising your luxury home? They better not — You should expect more. Ask if they will place ads in local and national publications. Can they get your home featured with editorial coverage in the local paper real estate section? What about print collateral — brochures, postcard mailers, info sheets? Depending on the price range of your home, your agent should devise a custom marketing plan to ensure the utmost exposure.
Time Commitment: While your real estate agent is not a full time employee, they should be committed to spending a good amount of time to selling your luxury home. They stand to make a nice commission when the house sells. So, make sure they are available to answer any questions you may have throughout the process, and go over their commitment to open houses and other personal outreach efforts.
