A rare, 18-acre-plus beachfront estate on picturesque Virgin Gorda in the heart of the British Virgin Islands will sell at auction via Concierge Auctions in cooperation with Edward Childs of Christie’s International Real Estate – British Virgin Islands. Comprising two neighboring properties named Valley Trunk Estate and Toucan, the offering borders the entire 1,000 feet of pristine white-sand beach, five villas, a separate guest cottage and approximately 22,593 square feet of living space. The properties, listed jointly for $49.5 million, can be purchased together or individually at auction. Starting bids to purchase both are expected between $13 million and $19 million. Bidding is scheduled to open on 8 October and culminate on 22 October via the firm's online marketplace, conciergeauctions.com.
“This offering represents the kind of irreplaceable real estate that our platform was built to bring to the global stage,” said Carolyn Wright, Vice President of Business Development for Concierge Auctions. “The auction presents a compelling opportunity to introduce an asset that simply cannot be recreated to our global network of buyers and create meaningful competition for its next chapter.”
“Few offerings in the British Virgin Islands have ever combined this degree of beachfront, scale and turnkey readiness in a single transaction,” said Childs. “Valley Trunk Estate alone would be a generational acquisition, and Toucan rounds out the compound into one of the most complete private retreats ever offered in the Caribbean, making it ideal for Concierge Auctions’ highly qualified international audience.”
Valley Trunk Estate is currently listed for $43.5 million, with starting bids expected between $12 million and $18 million. The property sits amongst impressive granite boulders synonymous of Virgin Gorda, unfolding across a low ridge approximately 60 feet above the beach with sweeping sunset views across the Sir Francis Drake Channel. Following a comprehensive renovation completed in 2024, the 17-plus-acre estate pairs its extraordinary natural setting with a modern coastal redesign. Across five villas, the estate offers 10 bedrooms, with residences connected by landscaped pathways and gathering spaces. Bright interiors feature natural materials alongside African treasures and Italian craftsmanship, with new windows and folding French doors opening the residences seamlessly to the surrounding landscape and ocean views.
An 80-foot freeform infinity pool serves as the centerpiece of the compound, surrounded by covered terraces and sundecks overlooking the water. An extensive lounge with built-in bar, private cinema screening room, billiards room, and separate formal, air-conditioned dining pavilion with a professional-grade kitchen, provide a collection of spaces for entertaining on a grand scale. Additional accommodations include a two-bedroom manager’s house and dedicated staff quarters.
Landscaped pathways wind throughout Valley Trunk Estate past mango, almond, starfruit and cashew trees, while more than 1,000 feet of white-sand beachfront offers rock pools and snorkeling directly offshore.
Toucan spans just over one acre within Virgin Gorda’s exclusive Little Trunk Bay Estate enclave, offering a largely level, boulder-accented homesite with an established villa and a separate garage. Flexible interior spaces accommodate guests or staff, while a private, floodlit astro-turf tennis court, resurfaced in 2024, adds a dedicated recreational amenity. Currently listed for $6 million, starting bids are expected between $1 million and $2 million.
Together, Valley Trunk Estate and Toucan span more than 18 acres, including 14 bedrooms, creating an extensive private compound that marries Valley Trunk Estate’s extensive beachfront and five villas with Toucan’s additional homesite, guest accommodations and private tennis court.
In the British Virgin Islands, Virgin Gorda is among the most prized destinations, celebrated for its dramatic granite formations, secluded coves and turquoise waters. Both properties sit less than a mile from The Baths National Park, whose massive boulders form a network of natural pools and cave-like passages along the coast, with Devil’s Bay and Gorda Peak National Park also nearby. Rosewood Little Dix Bay offers restaurants, a full-service spa, tennis and pickleball, while Spanish Town provides additional dining, shopping and marina access. Virgin Gorda Airport, approximately five minutes away, offers connections to San Juan and other regional hubs.
