Home auctions bring the highest market driven price for a property on auction day, and also do it with a time certain outcome for closing. That is the first thing that every agent should know about luxury home auctions. But the secret of auctions is that they accomplish these goals, while also simplifying the sales…More
While most members of our management and sales teams at Concierge Auctions are licensed as real estate agents and brokers in various states across the US, we do not operate as such in relation to our auctions. No doubt we know the brokerage business — our executive staff has been involved in over $2B in sales in the past decade. However, when it comes to our auctions, we partner with local experts to broker each transaction. Agents are our most important partners, as they are an integral part to any luxury real estate sale. They are the local minds of…More

According to Google, a myth is a traditional story, especially one concerning the early history of a people or explaining some natural or social phenomenon, and typically involving supernatural beings or events. We have all studied, read or at least heard about myths at some point in our lives. In Greek mythology, Zeus was the father of gods and men. Medusa had snakes in place of her hair and could turn you to stone if you looked at her.
But there is also another meaning for the word myth, and this is the definition we are concerned with here. A myth is a widely held, but false belief or idea; a misrepresentation of the truth. And with real estate auctions this type of myth is widespread. Specifically in regards to luxury home auctions, the typical buyer or seller has heard tons of myths about real estate auctions.
One of the real estate auction myths that we hear often is that auctions are for distressed properties. It is hard to blame the public for this. Particularly after the housing bubble burst in 2009, there were a lot of distressed properties that went to auction. Many were bank owned homes in foreclosure. Others were grouped together by auctioneers and sold in lots for pennies on the dollar. Still other home auctions came from landlords who were underwater on their mortgages and just needed to move property quickly.
Foreclosures, distressed sellers, and firesales o my! A lot of what you have heard about auctions is scary. Especially when buying high-end real estate, you want to be confident and sure about the process. No buyer wants to spend millions on any transaction that they do not fully understand. And the fact is that luxury home auctions should not be scary (Boo!). Is this your first time participating in a luxury home auction? Don’t fret. An auction is actually the most straightforward type of real estate transaction that you can be involved with. And if you have doubts, you of…More
At Concierge Auctions, we are big fans of marketing master Seth Godin. And when it comes to luxury real estate marketing, one of our fave gurus is Marc Davison of 1000 Watt Consulting. I have learned a lot from these two — specifically about setting our company and brand apart, always adapting, and targeting our clientele with precision — and have created a culture with our team based on these ideals. As we work exclusively in high-end real estate auctions, our clientele are typically powerful, successful, and savvy. They wouldn’t be where they are — and own the properties they own —…More
Have you ever been to an open house? Chances are, you have…whether as a home buyer, a real estate insider, or even as a kid being toted around by your parents (my mom is an agent, so growing up, my friends were used to me wanting to play open house instead of Barbies). At Concierge Auctions, we market and sell some of the most unique luxury real estate in the world. And with such unique properties, we make sure that our open houses are just as unique — we consider each and every one an event — in addition to…More
Automation is the key to marketing and selling luxury real estate. That is what today’s world of the internet will tell you. Send a form email to everyone in your email list. Put out an advertisement. Send out the social signals on Facebook, Twitter, etc. Get your luxury property into the papers and other local publications. And then wait for the buyers to come streaming in. These things work. There is no denying that. We have found bidders and buyers through email blasts, advertisements, and even through LinkedIn. Every real estate company or broker does these things. Buyers have all…More
For many people, “public relations” is unknown territory. Sure, most understand it relates to the media and how a company, person or item is displayed to the public at large. However, they don’t understand the ability to, or importance of, influencing and managing PR. When we first discuss PR with our selling and brokerage partners, I am often surprised at how many confuse it with advertising. Yes, public relations is exposure to the world, but in most instances it is exponentially more valuable than paid, non-permission-based ads. What do I mean by that? I’ll explain… According to Wikipedia, “Advertising is a…More
House auctions have not been considered a traditional method of selling and buying real estate in the United States. Particularly in the luxury real estate sector, buyers and sellers alike have been reticent to explore the auction route. This seems to be an anomaly with luxury goods because auctions have often times been the accepted method of selling luxury items like jewelry, cars, or fine art. And in other parts of the world luxury house auctions are the preferred method for selling luxury properties. One of our jobs as a company has been to educate buyers, sellers, and luxury real estate…More
