Good news for the Vail luxury real estate market

The Vail luxury real estate market reports good news leading into our upcoming ski season. The number of real estate transactions per month in Eagle County hit a new high with 132 sales during the month of September, 2011. This is the most in one month since October of 2008.

Luxury real estate continued to have a good month in October with 27 properties closing, and 12 newly contracted homes over $1 million in the mountain resort areas. More good news for the Vail luxury real estate market. Here are some highlights from the 2011 October Vail Valley Luxury Real Estate Sales Report:

· There were a total of 17 closed transactions in the resort areas of Beaver Creek, Bachelor Gulch and Arrowhead over $1 million. Slifer Smith & Frampton Real Estate took part in all 17 of these sales.
· A Vail Golf Course single family home closed at $9,250,000.
· According to the Year-to-date Eagle County Sales Report by Land Title Guarantee Company, during the previous month of September, Eagle County saw the highest number of real estate transactions in one month since October, 2008.
· Property sales over $5 million account for 24% of the total dollar volume year-to-date through the end of September.

Inventory of the new-construction luxury properties in Vail continued to move last month. Another closing and a newly contracted sale took place at The Ritz Carlton Residences in Lionshead. Not included in the October Luxury Sales Report is a sale that took place on 11/1 at the Solaris Residences in Vail Village.
