SUMMARY OF JACKSON HOLE REAL ESTATE MARKET
In 2011 Teton County / Jackson Hole MLS reported a "unit volume increase of 30% over 2010 year-to-date through August, and unit volume has shown a steady rise over the last 2 years, up 84% YTD from the lows of 2009. With only 1% of Jackson Hole being private developable land, it's nature beauty, it's access to outdoor recreation, and it's wealth preservation advantages, will insure Jackson Hole will continue to gain in value far in the future. This is an opportunity to purchase an extraordinary property, in an extraordinary place, while prices still remain attractive values.

The builder reported a "building cost of $15,400,000, including furnishings, land, landscaping, and improvements and a current replacement cost between $18,000,000 to $20,000,000 includes 15% builder profit". Sotheby's International Realty sold a home of similar size and scope in nearby vicinity for $19,000,000 this September, and another home of similar size and scope sold last year for $15,000,000. In the lows of the real estate market of 2008/2009, while this residence was under construction, two homes of similar size and scope sold for over $13,000,000 and $14,000,000 respectively. Currently there are several other nearby 10,000 +/- square foot log homes on the market in Jackson Hole from $12,500,000 to $29,650,000, however none have the museum specimen quality log construction offered in Bighorn Lodge, all are older being built between 1991 to 2003, and none have unobstructed dramatic Grand Teton views. The Bighorn Lodge had a great deal of interest this summer with two attractive and acceptable cash offers by prospective buyers, however for personal reasons (health and financial issues) on the part of the buyers they were not able to bring the sale to a close. A couple other buyers loved the property, but needed to be closer to another existing family home. Last year, there was a very attractive offer near the asking price but the buyer required seller financing which did not work for the seller. And in addition there were two lower cash offers which the seller did not accept.
