Concierge Auctions Sells Extraordinary Teton Valley Ranch in Jackson Hole, WY: Extensive global outreach results in 100+ property showings and 10 bidders
JACKSON HOLE, WYOMING – August 14, 2010 – The 102-acre Teton Valley Ranch, one of the most premier and storied ranch estates in the nation, was successfully sold today, announced NYC-based luxury real estate auction firm Concierge Auctions. The auction process produced a combined sale price well above the $15 million reserve, in addition to back-up bids. The buyer of Estate Parcel I was represented by Fay Ranches, and the buyer of Estate Parcel II was represented by Jackson Hole Sotheby’s International Realty. The auction was held in cooperation with listing broker Richard Lewis of the Lewis, Lewis and Kleiman Team at Jackson Hole Sotheby's International Realty.

“The caliber of this property, paired with our unrivaled marketing and sales efforts, attracted some of the wealthiest people in the world, including CEOs, accomplished entrepreneurs, significant real estate developers, and many other highly-qualified individuals,” stated George Graham, CEO of Concierge Auctions. “This overwhelming response proves that smart buyers are taking advantage of today’s economic climate, yet they are approaching the market with scrutiny. Today’s buyers are opportunistic but cautious. When an ultra-premier property like this hits the auction block and a seller is truly willing to allow the market to identify the price, it’s the perfect union.”

Concierge Auctions’ extensive global outreach produced an impressive 100+ showings and 10 bidders from California, Connecticut, Nevada, New York, Ohio, Oklahoma, and Wyoming. The precisely-controlled campaign of internet, print and direct marketing, combined with aggressive sales efforts, broker outreach, and public relations, generated more than 5,000 visits to the auction website from 52 countries (led by the US, Canada, Japan and the United Kingdom) and all US states.

“The exposure from this auction was phenomenal, producing buyer interest from all over the world, and the ultimate outcome is a tremendous accomplishment,” stated Lewis. “Following the successful auction in September of the Rockin' S Ranch conducted by Concierge Auctions, we were thrilled to work with their team again and look forward to continuing to offer their auction platform towards other luxury real estate sellers in Jackson Hole.”

Following its ownership in the early 1900s by a son of David Abercrombie, co-founder of the Abercrombie & Fitch chain of outdoor and clothing stores, the Teton Valley Ranch served for decades as an opportunity for children and teenagers to experience the Wild West at the Teton Valley Ranch Camp. The camp, which was founded in 1939 and now operates at a nearby ranch, drew boys and girls from famed families worldwide to backpack through the ranges, swim, and learn about the local ranching heritage and land stewardship.

Nestled among 52 acres of perfectly preserved wildlife, the residences in Estate Parcel I provide an unmatched sense of nature and privacy.  The masterfully built main residence, with incomparable views of the Tetons, is one of the most remarkable and unique homes in the West, measuring more than 10,000-square-feet. The residence overlooks a unique warm springs lake that provides swimming and entertainment during any season, and a rolling riverfront surrounds.  A log-cabin guest home is set on the edge of the property adjacent to the protected National Elk Refuge and mountainside, across the warm springs lake from the main residence.

A rare riverfront property, Teton Valley Ranch’s 49-acre Estate Parcel II has direct access to approximately ¾ of a mile of the Gros Ventre River and includes a two-acre lake, the iconic Marlboro barn, a 1,700-square foot home with three bedrooms and three baths, and two log cabins, which could be outfitted for guests or caretakers.

153-Acre Teton Valley Ranch
Founded in 1927 as a cattle ranch, the 153-acre Teton Valley Ranch features swaths of pristine wild lands in the center of a valley whose surrounding mountain peaks soar to nearly 14,000 feet.  Visitors can don their waders for a bit of trout fishing in the crystal clear Gros Ventre River. For decades, the landscape served as an opportunity for children and teenagers to experience the Wild West at the Teton Valley Ranch Camp. The camp, which was founded in 1939 and now operates at a nearby ranch, drew boys and girls from famed families worldwide to backpack through the ranges, swim, and learn about the local ranching heritage and land stewardship. Much of the terrain remains as it was in the early days of the American West - expansive, gorgeous and inviting exploration.

Now, the Teton Valley Ranch offers the discriminating buyer who is in love with the outdoor lifestyle, the perfect setting for four-season recreation. In addition to hitting the slopes at the famous Jackson Hole Mountain Resort in winter and whitewater rafting on the winding Snake River in summer, Teton Valley Ranch owners will have a plethora of outdoor adventure opportunities right outside their doorstep. With so much of this remarkable ranch to explore, the adventure seeker will find countless new ways to enjoy the outdoors.

Opportunities for gentler enjoyment of Mother Nature's bounty include landscape photography or canoeing and kayaking tours of the rivers and lakes that fill the Valley, or a quiet afternoon of fishing in the spring-fed waters that are abundant on the Ranch.  It's only the horizon line of the lakes that gives a spectator a hint that he or she, indeed, is still grounded.  At Teton Valley Ranch, it's easy to feel as though one is floating among the clouds.
Being immediately adjacent to Grand Teton National Park ensures total privacy and direct access to some of the most pristine terrain and abundant wildlife anywhere, access that will continue untouched in perpetuity.

But all life isn't lived outdoors. Stunning views and active lifestyles have inspired a burgeoning art community to capture the valley's rugged beauty, often reflected in landscapes and photographs that place the dramatic Tetons, ever present, as a backdrop in almost every frame.

Unique, gourmet dining experiences await foodies who venture to try some of the area's treats, for example, grilled wild game at the locally owned and storied Snake River Grill and the Wild Sage at the Rusty Parrot or locally crafted beer at the award-winning Snake River Brewery.

The Ranch offers spectacular views of the 44-mile long Teton Mountain Range and comprises 153 acres in the center of the Greater Yellowstone Ecosystem. Owners of the Teton Valley Ranch will find themselves the proud owners of one of the most extraordinary pieces of land in the western United States. Auctioned in two parcels, opportunities to develop the property as a personal family estate or natural getaway abound.

Main Residence
Nestled among perfectly preserved wildlife, the residences in this estate provide an unmatched sense of nature and privacy. Ranch Estate Parcel I is just over 52 acres, and the masterfully built home, with incomparable views of the Tetons, is an extraordinary example of fine craftsmanship.  One of the most remarkable and unique homes in the West, the main residence is located in what has been called the finest setting in Jackson Hole.  Measuring more than 10,000-square-feet, the magnificent European-influenced stone home is at the 90% completion level and therefore offers the buyer the opportunity to finish the interiors to their own personal taste.  The residence overlooks a unique warm springs lake that provides swimming and entertainment during any season. The lake's even temperatures remain approximately 70 degrees year-round, ideal for swimming, canoeing and other water activities. A rolling riverfront surrounds the residence, for which the previous owner secured zoning approval for its grand size and stature.

A log-cabin guest home is set on the edge of the property adjacent to the protected National Elk Refuge and mountainside, across the warm springs lake from the main residence. With two-bedrooms and two baths, it is a perfect place for visitors, as it offers a large kitchen, living room with fireplace and en-suite bathrooms.
Adjacent to the cabin, a historic fireplace and chimney from one of the Ranch's prior cabins stands as tribute to the property's storied history. The spacious, open area surrounding the fireplace is ripe for development of an open-air pavilion, or a residence that could be constructed around the preserved piece of history.

Grand Entry
The Grand Entry of the main residence features a circular drive that surrounds a stunning fountain - a central area of the property. It serves as a fitting entrance to a breathtaking home, whose unique features bring the outdoors in. The home is enveloped by its setting, and views from any of the large picture windows provide visions of the stunning, snow-capped peaks of Teton Valley's ranges.

Across the circular drive sits a large  3 car garage with a second-story bonus area above; it easily could be converted to guest quarters or an area to satisfy any hobby, home theater, office or game room.
Unfinished landscaping allows for the owner to fully capitalize on his or her dream home as he or she enters the gated property from the natural Wildlife Refuge, crossing over an idyllic wooden bridge over the river. The drive follows the Gros Ventre River waterfront's curves on one side and the warm spring creek on the other, providing a breathtaking view of the home on this horizon.

Distinctive Details
The expansive, castle-like home features unique materials imported from Europe throughout its construction. The heavy stone exterior implies the best of old-world, antique charm while housing the most modern of conveniences: smart lighting systems, zoned air conditioning, state of the art heating system that draws heat from the geothermal features underground, and top-of-the-line security wiring.

The residence's intimate yet robust appeal is first reflected in the heavy antique entryway that greets residents as they progress up wide stone steps. The hand-carved, dark-wood 300 year-old dual front doors are at once intricate and intimate, giving way to a world of privacy and comfort indoors.

The entry opens to an expansive hall and great room distinguished by heavy, exposed reclaimed European beams. Imported stained glass windows embellish side walls high on either side of the hall, and an antique staircase from a European castle to the left offers access to the second-level living areas.

But nothing is more arresting than the view through the floor-to-ceiling windows of the 800-square-foot great room, with its imported antique wood floors and immense fireplace.

Residents calling this unparalled estate home will bask in the stunning, unmatched views of the Tetons and the gorgeous terrain of Jackson Hole through every window.

Master Suite and Bath
Although the great hall offers an excellent living space, none is more private than the impressive master wing, which encompasses more than 1,400 square feet and features an office, bedroom suite with private deck and a spacious, spa-like bathroom with a wrap-around his and hers walk-in closet.

To the right of the great hall, one steps into the suite and is transported to an intensely private but open space. The bedroom features more than 560 square feet with a corner fireplace flanked by Teton Mountain views on one side. The opposite side provides access to a private outdoor terrace with expansive property views with the lovely Gros Ventre River in the background.

The master bathroom hosts similar vistas. Its Jacuzzi tub is placed next to a large picture window overlooking the river and beyond, while the glass-enclosed shower features marble flooring, a rain showerhead and multiple body jets. The master bathroom offers direct access to the expansive walk-through closet, with custom wood built-ins of hanging areas, shelves and drawers.

Living Room and Kitchen
Opposite the impressive master suite, to the left of the grand hall, lies an expansive space offering formal dining opportunities and an informal entertaining area for the family. The large, open layout is ideal for any use, with a spacious central island for food preparation and an eat-in bar that opens into the family room. The family room features a large fireplace and rounded windows overlooking the Tetons. An elegant breakfast nook is situated in a glass enclosed conservatory, offering panoramic views of the estate's outdoor entertaining areas, the all-season warm springs lake, tributaries of the Gros Ventre River and the magnificent Tetons.

Dining Room
The dining room features a fireplace centrally located along one wall, with a substantial and intricately-carved stone mantel. Between the dining area and the kitchen, a butler's pantry offers immediate access to the kitchen and provides spacious storage for the owner's needs. Like much of the residence, this area offers a unique opportunity to execute finishing touches befitting his or her vision for the property.
Antique, imported materials and doors from Europe can be found in the dining room, as well as throughout the home, and are a complement to any taste.

Mud Room
Side access to the home and living areas is through a large mudroom behind the kitchen. The mudroom offers access to the second floor via a remarkable winding staircase and turret imported from an historic European castle. Both the turret and staircase were transported to Kelly, Wyoming for the ranch and reassembled on site. The staircase offers old-world charm in this unique Western home and leads to the second level living spaces.

Upstairs Bedrooms
Three bedroom suites on the home's second level provide stunning yet private views of the property's bounty. Each large room has a private bathroom featuring luxurious, imported finishes such as doors, vanities and plumbing fixtures. Two of the three bathrooms feature claw-foot tubs and separate, glass showers offering a sense of luxury and comfort to guests. A spacious hallway overlooks the grand hall below.

Basement
The basement level, accessible though a winding staircase from the entry hall, offers the new owner a perfect blank canvas. He or she can finish the area however desired, given the large spaces and details left to the imagination. Outfitted for and awaiting a water feature to run along the wall, the openness of the space at the staircase's base would be an ideal wine-tasting area. An adjacent room is ready to be outfitted for a wine collection of more than 1,000 bottles. A second room is prepared for use as a home theater, while a third room on this level boasts more than 900 square feet for use as the new owner sees fit. Its Grand Teton views and immediate exterior access make it ideal for a game area, as it offers plenty of room for pool tables, shuffleboard and other indoor gaming activities and entertainment.

Exterior
The entire home is flanked by outdoor space ideal for patio living. Steps from the circular drive, a building pad adjacent to the lake is ready for finishing as an exterior entertainment pavilion. It would be ideal as an outdoor kitchen and party area, with its adjacent open grass area perfect for party overflow or lakeside lounging.

About Estate Parcel II
A rare riverfront property, Estate Parcel II has direct access to approximately ¾ of a mile of the Gros Ventre River. The river is a tributary of the Snake River, noted for its excellent Snake River Cuttthroat trout fishing. Here lies a two-acre lake, and a glance to the east gives way to a view of the iconic Marlboro barn, one of several historic buildings on the estate. Made famous by the 1971 Western epic, "The Wild Country", the barn has existed for nearly a century and has been featured in a number of memorable advertisements, photographs and movies. It is a dramatic and historic landmark on the horizon.

A fresh spring creek meanders along the property, offering yet another panoramic view of the majestic Tetons. This estate includes a 1,700-square foot home with three bedrooms and three baths, as well as two log cabins, which could be outfitted for guests or caretakers.

About Jackson Hole, WY
Living in a landscape painting. That's what life is like in Jackson Hole, Wyoming, where picturesque views of stunning national treasures lie just beyond the windowpane.

Nestled into Grand Teton National Park, with mountain ranges topping out at 13,766 feet, Jackson Hole is a valley of unmatched beauty nearly 20 miles wide and 60 miles long. Its rich history is topped only by its stunning views, which capture nature's finest during four distinct seasons throughout the year, making Jackson Hole perfect for a wide range of outdoor adventures or simple strolls through communities strong on Old West values.

Those values, and an appreciation for the vast wildlife that calls Wyoming home, have been practiced and traded over hundreds of years. Prior to the 1800s, Native Americans worked and used the land to hunt big game, including elk, moose, bison and deer, among others. After Lewis and Clark began exploring the mountainous west, word of the abundant wildlife and rugged outback drew fur trappers who followed in their footsteps, one of whom was Davey Jackson for whom the area is named. Lured and charmed by the valley's natural features, he and other mountain men were drawn to the valley's high peaks and drew a simple description of the lush land surrounded by dramatic mountain ranges. Jackson's Hole, it was dubbed.

By the 1890s, the villages of Wilson, Moran and Kelly, where the Teton Valley Ranch resides, emerged. Two years after Wyoming became a state, the first settler west of the Snake River moved into Jackson Hole in 1892. He established a ferry to get across the Snake River, and his cabin, in what is now Grand Teton National Park, has been preserved to house artifacts of the region's earliest settlers.

Much like its storied history, Jackson Hole takes its rich traditions to heart, embracing a spirit of community and outdoorsmanship that entices all to celebrate. The active Chamber of Commerce hosts Elkfest and Old West Days to kick off the warmer days of summer, while fall arts and wellness festivals allow for the spirit of a changing climate to radiate in and around residents.

Jackson Hole is right at the southern doorstep to one of the nation's most beloved national parks, Yellowstone National Park, which was established in 1872. Communities now include Jackson, Moose and Teton Village, home to the world class Jackson Hole Mountain Resort. First open to the public in 1965, the ski resort, which lifts visitors to the heights of the Bridger-Teton National Forest, is just one draw.

In Jackson Hole's myriad communities, residents and visitors enjoy specialty shops and restaurants that incorporate the best of their beautiful natural setting. Teton County welcomes more than three million visitors to the area during busy summer months, which boast warm days and cool nights during July and August.

About 20,000 residents call Teton County home, but even chilly winter and spring seasons draw seasonal visitors to the area for the unique perspectives the valley can provide. After all, it's not everywhere one can picnic or hike through grassy trails while gazing up at powder-covered mountain ranges.

It's only in Wyoming - and in Jackson Hole - that such a wide-open, preserved beauty can be captured. In fact, when Teddy Roosevelt gazed upon the Teton Range, he said they "are what mountains are supposed to look like."

The Valley's incredible recreational appeal brings visitors back year after year, but it is the rural and ranching-based economies that make up the backbone of the communities. As development in some areas boom, owners of property in Jackson Hole can rest assured that no major development will affect the stunning views they have from their private residences.
